Since 1979 the Landes family has owned and managed commercial properties in New York and New Jersey. In 1993 David established Royal Properties, Inc. and diversified the company from an owner/property management firm into a full-service brokerage company. Throughout David’s career, he has developed extensive relationships with both national and regional retailers expanding into the northeast. David has over 30 years of experience completing retail and office transactions in the tristate marketplace for tenants and property owners. In addition to tenant representation, David has served as a leasing agent for prominent retail and office property owners.

David holds a Bachelor of Science degree in Communications from Boston University and is a member of the International Council of Shopping Centers and the Westchester County Board of Realtors. Jeff has an extensive background in real estate marketing, leasing, and contract negotiation. He has worked closely with many national and regional retailers and landlords including Walmart, ShopRite, Macy’s, The UPS Store, Tengda Asian Bistro, Just-A-Buck, Choice Pet Supply, Kimco, Metropolitan Transportation Authority, Grade A Markets of CT and Murray & Gaunt Partners.  Jeff has brokered over 600 transactions throughout the tri-state area and has consulted on 125 “store within a store” leases throughout the country. From 1994-1997 Jeff held the position of Director of Leasing for Macy’s where he was responsible for leasing nearly 800,000 SF throughout the East Coast.

Jeff received an MBA from the Stern School of Business at New York University and an undergraduate degree from Boston University. He is a licensed real estate broker in New York and Connecticut and is a member of the International Council of Shopping Center.

Since joining Royal Properties in 2003, Scott has been actively involved in our continued growth. He has secured multiple landlord exclusives with firms such as Philips International, Heidenberg Properties Group, Simone Development, and Benderson Development. Scott has also brokered leases with various local, regional, and national retailers including Tractor Supply, Dunkin’ Donuts, Papa John’s, Snip-its, Hardee’s, Scrubs & Beyond, and Stop & Shop. Scott has played a key role in our ongoing expansion by leveraging his expertise in the leasing and sales of commercial real estate into hundreds of completed transactions for our clients throughout the New York tristate markets.

Karnit is a commercial real estate broker specializing in representing clients concerning leasing and sales of retail storefronts, commercial buildings, and the development of land in Manhattan, Bronx, and Westchester County.  Karnit has closed multi-million dollar sale transactions and numerous retail leasing transactions.  Karnit began her real estate career as an attorney and practiced for over 14 years.  As an attorney, she represented private individuals, REITs, owners of shopping centers, and pension funds in complex commercial real estate transactions.  

In addition, she has vast experience in the sale of bank-owned properties as well as foreclosed properties representing various lenders.  With her unique training and background, she can offer her clients relevant and valuable insight regarding assessing, pricing and negotiating favorable terms for any commercial transaction.  Karnit holds a JD from Brooklyn Law School and a BA in Economics from Queens College, CUNY.  She is a member of the International Council of Shopping Centers and the New York State Bar Association. Karnit lives in Rivertowns with her husband and two children.

Craig has over 30 years of experience in all facets of real estate with particular expertise in retail leasing. Throughout Craig’s career, he has developed extensive relationships with owners, developers, and numerous national and regional retail chains. Craig’s focus has expanded from Manhattan and the boroughs to Westchester, the Lower Hudson Valley of NY, and Connecticut. Past and present retail clients include ShopRite/Wakefern, JP Morgan Chase Bank, McDonald’s, Crate & Barrel, Levi Strauss, and Fed Ex Office. He has exclusively represented over 1 million square feet of retail space for some of the top landlords in the region including Millennium Partners, Lend Lease Real Estate Investments, Solow Management Corp., Related Properties, Koll, Bren, Schreiber Realty Advisors, Rabina Realty Inc., Eastgate Realty, Intertech Development Corporation, and Guardian Life Insurance Company.

Craig holds a Bachelor of Science Degree in Business Administration from Boston University. He has been a licensed Real Estate Broker in New York since 1986 and is also a member of the International Council of Shopping Centers. Craig resides in Westchester County with his wife and two children.

Zach is a New York State Licensed Real Estate Salesperson specializing in commercial sales as well as retail and office leasing. Zach also handles property management for Royal Properties in Westchester County. He has an extensive background in digital content creation as well as social media. Zach holds a Bachelors Degree from Baldwin Wallace University and currently lives in Harlem, NY.

John began his retail career as an assistant buyer in Chicago for Sears Roebuck & Co. After various marketing and merchandising positions John decided to utilize his background to strategically place retail tenants in the most desirable locations in malls, strip centers, and storefronts. His knowledge of demographic modeling and consumer behavior has been key to his client’s success.

Since 1991, John has focused on developing relationships in the southern New York marketplace.  John has completed transactions with a wide array of retailers including Walgreens, CVS, PC Richards, Ford Motor Company, Family Dollar, KFC/Pizza Hut, Aaron Rents, and STS Tire & Auto Centers.

John has a BS in Business Administration from Manhattan College in Riverdale, NY, and is a licensed real estate salesperson in New York. He lives in Pelham Manor with his wife and two daughters.

Farron began her retail career as a site selection analyst. After various research positions, she moved to retail real estate and continued her work in strategic analysis, concentrating on new and expanding retail businesses. After determining where and how many stores should enter a market, Farron found sites and negotiated the business terms for numerous retailers including Hallmark Cards, CVS, Sleepys, SuperCuts, GameStop, Starbucks, and Clarks Shoes. Since joining Royal Properties, Farron has worked with Verizon, Choice Pet Supply, and Lemon Pop to expand their distribution.

Farron has a BA in Geography from CUNY and a MA in Geography from Clark University. She is a licensed real estate broker in New York and Connecticut and holds a salesperson license in New Jersey. She is also a longstanding member of the International Council of Shopping Centers. Farron is an “empty nester” and lives in Tuckahoe NY with her husband.

Mario has excelled in various management positions in Sales, Business Development, Finance and as a General Sales Manager with Penske Automotive Corporation Dealerships (PAG) for 28 years. During his career he has dealt with representatives, affiliates, and subsidiaries for Corporations such as Toyota Motor Corp, Toyota Motor Credit Corp., Toyota Financial Services, Stellantis (formerly known as Fiat Chrysler Automobiles – FCA), Chrysler Capital, Certified with Products related to Toyota, Chrysler, Jeep, Dodge and Ram.  He has trained and qualified countless individuals in Sales, Finance and Business Development who are currently successful in management positions at different corporations.

At Royal Properties, Mario’s varied background will play a key role in leveraging his business experience to deliver results in leasing and sales.   Mario and his family have resided in Putnam County, NY for the last 30 years, where he actively volunteers his time with various organizations.

As Managing Director, Jim is responsible for the continued expansion of our landlord and tenant representation as well as broadening our investment sales reach.  Jim has most recently spent 23 years at Urstadt Biddle Properties, the past 20 years as Senior Vice President/Director of Acquisitions. Before that, he was Vice President of leasing for 3 years. During his years at Urstadt Biddle, Jim has been involved in acquiring over 3,000,000 square feet of shopping centers and other retail assets throughout the tri-state area. He was also responsible for developing third party management and leasing properties. As VP of leasing, he oversaw a portfolio of 2,000,000 square feet at UBP and over 10,000,000 square feet throughout his career.

Jim holds a J.D. from Benjamin Cardozo School of Law and a bachelor’s degree in political science from Tufts University. He is a member of the American Bar Association, the New York Bar Association, the Real Estate Finance Association (REFA), and the International Council of Shopping Centers, culminating in chairmanship of NY ICSC in 2013.  Jim lives in Chappaqua, New York with his wife and two sons.

Caroline is a licensed real estate salesperson in New York. She graduated from Tulane University in May 2022 with a bachelor’s degree in public health. She began her real estate career at The Shopping Center Group in New York City and joined Royal Properties in 2023, where she now handles both landlord and tenant representation.

In addition to her real estate work, Caroline is a certified health coach and is currently pursuing a Pilates certification. She resides in New York City.
